I have used turnkey as a starting point for my entry into the rental market and I have had a great experience working with @Chris Clothier and the team at REI Nation.

The challenge with selling any of them is that the 4 on Indy are lower entry amounts and cash flow modestly but low equity.

Entry is pretty high around here so to start I have been looking near hopkins and loyola.

I reside in California, however my investments will be our of market simply for price of entry reasons.

Am an agent - so targeted properties that an entry level buyer - or aspirational renter would want to live in.

Also there is only one entry way from the garage into the property, besides the garage doors.As of now I am doing exactly what you suggested which is cutting off the bottom appt to the garage and have on street only which there is plenty of.

The basement already has a 2nd enterence, which would be finished into a secured entry and serve as the required 2nd egress (both the contractor and my understanding of the local code indicate window size isn't a requirement as long as there's a 2nd point of egress.

This was days before closing, so we didn't have time to change anything.We come to find out, within minutes of funding, the lease was "blurry" in the Docusign her relator used, so NONE of our custom entries or her signature are legible!!

I know, I know...supply chains don't make it so that we can get "entry" level windows right now.
