Also there is only one entry way from the garage into the property, besides the garage doors.As of now I am doing exactly what you suggested which is cutting off the bottom appt to the garage and have on street only which there is plenty of.

The basement already has a 2nd enterence, which would be finished into a secured entry and serve as the required 2nd egress (both the contractor and my understanding of the local code indicate window size isn't a requirement as long as there's a 2nd point of egress.

Hello ALL,Its been 2weeks since I have joined this forum, I am doing a lot of analysis on several properties, but every property gives me an COC negative value, negative cash flow but the ROI 33%.I am giving 10% for each of the following entries (Repairs & maintenance, Vacancy, Capital expenditures, Management fees).
