Half a deal is better that no deal, right?

I would take a price concession of half its replacement cost and be happy.Remember any negotiation here allows the seller to simply say no or even terminate and pursue another offer.

That being said, the vast majority of people in my area are purchasing and keeping rat-dogs and half-a-dogs.

Usually the easiest route is to purchase the property in your own name and then transfer the deed to the LLC, but there are risks with that approach as well. 

I’m a new investor and just this week, after about a year and a half of saving and learning, have just put my first property under contract (fingers crossed)!

Just down the street maybe half a mile, is a new community comprised of 20 brand new townhomes.

I asked to terminate the contract and although they apologize for the very poor communication, they are sticking to the term of the contract that states they get a half months rent for termination within a year... is this normal?

Two and a half years ago, I bought a multifamily with an FHA loan, lived in it for about a year and moved out.Then last summer, did the same thing, this time with Home Possible.  

Turned a half bathroom in the private entrance basement into a full bath.

So basically... just like I said yesterday.... all over the southern half of the US!!
