@Sanise Hass I am not sure how different Philly is from Pittsburgh but if you do that here you will have to pay transfer tax because you are basically selling the property to another entity.

As long as both parties agree....the property will be transferred as one property despite there being 2 contracts.

I did tell him I will transfer the permits to his name and as long as he gets 1/3 of the work done in the 1 year , he can extend the permit . ( permits engineering reforest bond etc over $12K already spent ) .

Transfer taxes seems high but I am not familiar with Tampa mkt. prepaids are 2.3k and you should not count them as closing costs.
