You have to ask lots of questions and make sure you have some level of understanding about cost segregation and not relying 100% on someone else, even though that is what you are paying them for.   

Then you pay escrow all the closing fees and the invoice along with the purchase price.

You do have time and motivation and muscle, but sometimes these turn into a lot more work than meets the eye.
