The state does require seller disclosure (form on the agency website) at the time the contract is signed and a lead disclosure also.

Depending on your state's disclosure requirements, the seller may have been obligated to provide an accurate square footage description.

(think attorney to draw up docs, attorney to handle foreclosure/default situations, vendors to establish a value or do background checks on potential borrowers, a system to securely transmit sensitive information from borrower to lender, the appropriate disclosures in place, an application, etc etc).

Reached out to the lender to make sure nothing was amiss and he eventually called me back explaining there was something incorrect in the closing disclosure that didn't affect the actually closing in any way, but that the servicer required the check be sent to "cure" the error.

We used 1-800-Buy-Qwik (which I think is out of business now) and 1-800-Sell-Now which was started and is still owned by my older brother (for full disclosure!).

Chris,Disclosure: I am neither a lawyer nor familiar with the details of the Ohio tenant rights…However, I believe that as long as there was once an agreement to lease/rent the house between the landlord (owner) and tenant the issue of adverse possession would not apply.

I just give the "finished product" that extra bit of "finish" with a manual intended to be helpful.Now, if there is something like mold remediation that was done, you might want to include warranties for that sort of thing since your seller's disclosure will likely have a line explicitly mentioning this sort of repair.

I had no idea how much information I was missing out on while using title company comps.You can use a service like Realquest which (in disclosure states) shows you actual sold prices.
