One cannot see double digit increases in many real estate market segments these days.

Wilmington also has a big college student presence with UNC-W being located there and the constantly growing community colleges.Not certain about the real estate market although a childhood friend of mine is a successful RE broker there. 

Large insurance companies, endowment funds, etc. are probably looking for mid single digit consistent yields, as well as a safe place to park capital.

Hi @Cole Phillips, I ran a media team at a digital ad agency for 5 years in my recent "past life".

Once we do about a 100k rehab It will produce us an 8.5 cap at 2$/sf NNN if we just lease to regular medical and/or related businesses as it's right in the middle of a very heavily populated medical zone.Depending on timing and wether Marijuana gets a green light in November in 26 States including Cali we could lease it to a MJ dispensary on a 20 year lease with a  high double digit cap NNN.Personally, I think the train has left the station on MJ and the Fed will have no choice but to acquiesce to the desires of the 30 plus stated that will have legalized or at least de criminalized it.

@Richard, I didn't know these types of loans existed with single digit interest. 

Are you seeking someone to simply replace you as a physical presence at the auction?  

I borrow a friends RV and pay $550 a month for the RV spot in Houston.I want to downsize my living space, and maintain a presence in DFW although I work in Houston.In DFW, I am debating on 1) selling my home and buying something smaller or 2) keeping my home(good location) and turn it into a rental, and buy something  smaller with less upkeep.

I just don't like that digital version uses DRM so it can only be used in adobe digital editions which is garbage.

Often a phone call and some digital document sharing can be just what you need.
