One option that comes to mind is finding a 6 unit property (ideally one of those buildings that is actually 2 triple-deckers w/ basements with a combined stairwell).

But some areas are nice and well developed.

I don't really care for the PC term of rehabbing or renovating a property and I think I would sound pretentious if I tell people I'm a residential property re-developer.  

Multiple developers with insane over-asking cash offers, properties well-outpacing the appreciation rates of even statewide averages, and renters / buyers continuing to pay these figures due to the scarcity of housing within an hour's commute of downtown Boston.  

So far I've met with a real estate lawyer who built my contracts and developed a program which pulls all the city of LA public delinquent property information from the county assessor's website.
