Its going to depend on situation but I'd take another look at some DSCR options - rates are generally higher than 6.875% right now but a lot in the low/mid 7s and some in the sixes - could be worth another look

When the transfer happens, they should provide you with copies of the tenant records, tenant contact information, your owner records, spare keys, codes, etc.The PM should notify the tenant in advance that management is transitioning back to the landlord.
