Just off the top of my head - tenant(s) stop paying, tenant(s) injure themselves and sue you, major repair in your unit, major repair in another unit damages your unit, HOA decides to not allow rentals anymore, market could tank and you may need that $250k for something else at the same time, etc.

We try to ensure the salt is applied enough to keep down dangerous/slippery ice and to keep the snow melted, but we don't want to go overkill having a "zero tolerance" ice policy like hospitals have, we just want to keep snow and ice down to an acceptable and safe level, without going over-budget.For some of our buildings where salt seems to be really deteriorating surfaces (mainly building sidewalks and masonry stairs) we thought about using a different product (either calcium chloride or magnesium chloride) however while they are less damaging than pure salt, they are also more expensive (something we are trying to avoid).What do you other landlords do that have midsize (10+ unit) buildings?

LLC's also have many other inherent problems e.g. you may have difficulty transferring the property to a spouse, or relative since the LLC essentially owns the property and it may not be considered to be a personal property.LLC's do not provide you with any protection when someone sues you because if the court awards damages the LLC cannot pay then it is very simple for the Plaintiff to go after your personal assets, or if someone sues you outside of the LLC then the Plaintiff easily get a Charging Order and goes after your personal interests in the LLC.It is much easier to just file for a Ficticiious Business Name, use a DBS e.g.
