I've found it helpful to send them a video of the empty apartment as well as furnished with the current (or past) tenant's things- it makes it easier to get a sense of the space.

They might not have the budget for a STR on par with our normal rates, but perhaps at a significantly reduced fee, we can at least get some incoming cash flow to go towards the mortgages, and they get a clean, private space that they wouldn't have otherwise been able to afford.

Since I am not selling lots and will be building all the homes ( modern farm house ) we did not go with an HOA there is no private open space to manage..

The property is a legal two family, but the bottom unit has a basement space with a full kitchen, it's own entrance etc that was being rented out essentially making it a 3 family.
