A neighbor (who has a tenant living in their unit as well) 2 floors above's window fell out and crashed onto my tenants' brand new window unit air conditioner and her car, damaging both. 

It was real good right after the crash .

Where are you seeing this coming crash coming from?

I've seen lots of posts about flipping vs buy-and-hold, local vs remote, going it alone vs partnering, etc.I've only been investing since 2008, and started out really slow, but in that time I've seen some changes.Almost immediately after I started, due to the real estate crash, out-of-town investors stopped buying, so it became really difficult to flip  turn-key rentals.

The former lower assessments were really just a product of the crash.

They attach a GO PRO camera to the bottom and if they crash land the camera is done and you made no money on the job.I was thinking he said it was about 300 minimum and can go higher in price.

Where I am here in suburban Chicago we have a group of active investors - all Renatus students - who got started as a group BEFORE the crash - 2007, survived the crash and continue to grow in their prosperity as investors because of their education.

I joined his brokerage company in 2002 and sold apartment buildings for several years until the apartment market started crashing.

I am more worried about all the apartments going up pushing rents down than I am a correction/crash.
