Develop a relationship with a couple of local HM lenders.

I've learned in the past couple years my mindset has changed from being scared to make mistakes and therefore not acting to acting and being cautious of mistakes and adjusting to them when they appear.

I’ve gutted the kitchen and master bath, and I’ve gotten a few offers on the house in the middle of the reno, and even shown it a couple times. 

@Rob Beardsley Hey Rob, I see you go to CMU, my girlfriend actually graduated from there a couple years ago and I went to Pitt myself.

We have been remodeling it with our own cash and it should be complete in the next couple of months.

He purchased a couple properties in Springfield this year, and seems to be doing well. 

Our initial plan for the next couple of years is to get rents to market, and see what we can do with the water and heating bills.Over the next few years, we will build out our buy and hold portfolio in the Toledo area.

I am working with a couple of Seattle based buyers that are closing on a 4 plex tomorrow, and will yield them returns they are comfortable with.

A couple of years later there was a desire by securities folks and folks who wanted to  put together larger groups of investors and create a more "stock like" product that still qualified for 1031 treatment.
