I was curious as to why there were different values used or recommended for the vacancy percentage when conducting an analysis on prospective property...40% was the actual vacancy last year for my one property, so I guess I did OK to still have positive cash flow on it, even with that number.

Under Regulation Crowdfunding, offerings must be conducted exclusively through a platform operated by a registered broker or a funding portal, which is a new type of SEC registrant.Since they refer to a portal as an SEC "registrant", I say it is not a license but I am no attorney, and I haven't read all 685 pages either.

However, I don't really see any problem wholesaling a short sale if the transactions are fully transparent and conducted properly with full disclosure.Question: Is it "actually" illegal to put a short sale property under contract via an LLC, and sell the LLC to the investor, providing the legal process of setting up the LLC and complying with the banks documentation are followed?
