Figure out what lease options are practical for you given your resources and offer those, ie, if it's not practical for you to offer a build-to-suit, then don't.Like William mentioned, being comfortable looking over financials will be key in figuring out whether to lease or not.

If you still feel comfortable with those assumptions then the question becomes how comfortable do you feel that the sponsor is experienced and skilled enough to make those assumptions come true.In general you want someone who's going to be conservative with their numbers, someone who is going to under promise and over deliver.
