Last year I demo'd 3 hoarder houses.One I took an astonishing 300k pounds of garbage to the dump at the tune of 60k... now that included the house LOL.. but half of that was stuff they collected over 12 years..

Ideally would like to get it rented before the Holidays kick in.The new applicant we have has good rental history (no evictions, good landlord reference) but pretty bad credit (more than 5 accounts with charge-offs and collections that have just been reported in last 2 months).

The tenant gave us 60 days notice - and we're through 1/2 of that notice.I'm somewhat of a newbie (as these are my first vacancies) - but my PM originally told me it would take 2 to 3 weeks to rent and it's been 30 days now and I've only gotten one unqualified tenant which I had to turn down (didn't meet 3x income to rent ratio and had too many recent chargeoffs / collections).

Go to the books section and buy some book on rentals.Ask family, friends or pros on here for a copy of their leases.Read, write (copy and paste), review, revise and continue to update your lease.There are so many resources on here.
