Your LOI is non-binding and generally covers only the high level terms - price, earnest money, timing, contingencies, etc.

Not to mention some of these countries have unemployment levels as high as 30%, so you could rent to someone who has never had a job, may not speak English and can't drive a car.

Thank you for the great feedback thus far Account ClosedTo provide more context, I'm a federal employee and the promotion would be from GS12 to GS13, so after 1 to 2 years, I would be eligible for GS14, or at least make it easier to compete for GS13s outside of D.C.

You may make really good money this summer (and that’s really good money) but a bank is unlikely to give you a loan if you don’t have consistent income, or a co-signer.So if you wanted to buy anything like a rental you’d likely have to wait until after you graduate and got a full time job.
