In the long run, is that the type of company you want to be at?

If the agent of the corporation signs the lease, do you have the actual tenant as an additional party on the lease?

The next phase of my maturation cycle is gaining "on the job experience" in the form of GP participation before attempting to take down a deal by myself. 

The Earnest Money Deposit (EMD) is refundable during the Due Diligence (inspection) period, and goes hard at the expiration of the DD period.

I’m sure they aren’t advisable on larger projects but depending on the project size and complexity, they worked great for me. ~$650 for the study. 

I have wanted to start investing in real estate for a while now and I have recently taken the next step by educating myself on the process I plan to purchase my first rental within the coming year.
