Most of what I have read about the minimum standards, aside from helping you choose tenants who have a high likelihood of treating your property well, is that having minimum standards is a way to protect yourself from lawsuit.

Trust that they not only know what they are doing, but that they will also pay you for helping them, and/or pay you back your money and give you an acceptable return on that money should you choose to become one of their private investors.They key, of course is to know enough about what they are doing (so you can sleep at night) BEFORE you invest either your time or money.

I put down 25%, then leverage each one to get as many as 4 properties...each worth 100k (this would essentially spend all 100k cash).As a second option, lets say I choose to put all 100k cash directly into a 100k property.
