Once the investor has the property it is their choice whether to add it to their portfolio as a rental unit or try to flip the property for a profit.Hope that helped.

If you have to replace one of the appliances, you don't have go go through the tedious computations to "back out" the unused depreciation for that one appliance from your lump sum group.For future reference, TurboTax Premier (home edition) will handle all the Schedule E stuff for your personal tax return.

I didnt realize that Realtors referred buyers (who they knew couldnt afford it) to brokers that had appraisers & banks with these underwriter's (who checked for a pulse) and the loans were put into securities.

I find it very nice being able to find a great deal (yes, they can still be had on the MLS), do my own negotiations, schedule my own closings with the title company of my choice, AND earn a commission on top of it.

I use clearnow.com to collect the payments and I use ahswarranty.com to act as handymen to repair things, check into those 2 companies, I think they are a great asset to us investors.....for the record I receive no monies for referring those companies.But again, until you get started somewhere you can't expect to make any money.
