These factors didn't keep me from buying though, while watching some other small markets in the region where average nightly rents were sometimes higher. 

The investors who are preparing to buy their first property and don't have two pennies to rub together wanting to spend thousands on complexed entity formation for asset protection purposes.

I think 2024 and going into next year will represent some great MF buying opportunities.

Actually I just asked the bank what would be the rate to buy another property, they told me the rate is now 9 to 9.25% which seems outrageous.

Rents will likely start to increase again in 2025 is my thought, but you probably can't wait until then to buy as home prices will have moved up again.
