This should eliminate the homeowner (1) selling a property while remaining liable for the note (subject to), (2) tying up his property with a “buyer” who has no intent to close unless he finds someone to pay a higher price (wholesaler), (3) paying above market rental for an option to buy that can never be exercised (4) purchasing a property from a fix n flipper who did shoddy rehab, (5) purchasing a property with nebulous legal title, (6) contracting for home improvement with a fly by night contractor who then puts a mechanics lien on the property and (7) “listing” with a wholesaler disguised as a Realtor who doesn’t put the home on MLS.

I've checked out some posts and some people say that although you can assume a mortgage, banks will look at your credit score and unfortunately as I already know, Canadian credit history doesn't follow me when I decide to buy a house in the USAnyone know the answer to this?

I think buying this for $900k might get you closer to where you need to be, but I definitely wouldn't be interested at $1M purchase with 3.6% estimated CoC return.Hope you get the deal done at the right price!

While this is exciting and opens the door to opportunity, they really need investors to make the shift since they aren't used to buying the land and funding the build without the buyer already in tow.So I have an abundance of deals to do basically those parts, either develop subdivisions with all the horizontal infrastructure and sell lots, or fund builders spec homes in these developments, preferably all sustainable because a known stick builder can come in and build without any help.So if any of this interests you or you think I would be someone you want to know, drop me a message and we can talk all about it.

This debt type would throw economic projections for economists and increase the risk of lending for lenders.Phantom Debt is created when a consumer chooses the Buy Now Pay Later (payment plan) option when making online purchases.These types of payments are not currently reported to any credit agencies as debt which is why they have been given the term "phantom."

Thinking instead of just buying another primary home, I will find something more affordable to BRRRR or Home Hack into another rental using as little down as possible and then perhaps purchase another rental or two.
