Since around 2010, and growing each year, more and more come due and since underwriting guidelines have become more strict, compiled with mismanagement and value reductions, the borrowers would need to come to the table with lots of cash to refit into a new loan, most of which don't have it, hence the increasing number of foreclosures and short sales.

The second was a property that we bought at a discount in a cash deal - the money came from a combo of cash, and borrowing from a HELOC on our primary.For our third - which we are currently saving for, after an extremely bumpy 2011 (non RE reasons) - we will be going with conventional again.

My father has already submitted the quit claim; do you know if it's possible at this point to also do a grant deed, or would I need to stop the quit claim process in order to do that?

I don’t think these rates would be sustainable for any borrower, much less a poor, rural farmer in India.But if the interest rates charged by these loan lenders in India is between 5-10% per year, which seems more likely, this is still making loans available that otherwise would not have been available.

If there is a balance on a credit account, why would the lender be willing to remove one of the borrowers from responsibility?

Perhapsr he sells what he can to reach a certain profit number, then stops paying taxes on the others, they end up being foreclosed by the county and the cycle starts anew??
