If we both sign off on the terms of the contract, does it then become legally binding or would it have to be approved by a lawyer for it to officially become legally binding.Many thanks

He has helped me get the construction plans through city approval without any issues thus far, but I am certainly keeping my eyes open.

@Josue Gudino  @Anthony Ybarra  If you are willing to do what Anthony is doing and house hack a 4plex with an fha loan (assuming it meets the self-suffiency requirements for the loan to approve) then definitely go for it and as rates are less than 3% currently and to cut your cost of living it is a great way to go.

After she approved a tenant, can others still apply, get approved, and sign a lease before the first tenant provided that she gets a better offer from others?

I have seen at least one investor run into trouble because they took their approval to a courthouse auction not knowing it would work.

Maybe having the pre-approval or line of credit or hard money letter is the thing you were missing.
