When it comes to wholesalers -- I've found that if a property that I find from a wholesaler is appealing, I always cross reference the ARV and actual rehab needed with 3 separate realtors to confirm if what the wholesaler claims is true or not.

You've at least increased your chances of appealing to the seller. 

@Toby Jurging, I totally get not wanting to be 100% on a deal, thus the appeal of leverage. 

I'm not sure what kind of center it is that you but but when you require (LL approved) channel lit signage it can really make a difference in street appeal.

(Resorts runs both winter & summer) I’m thinking your own lot might be more appealing than a park?  

We are leaning towards long term as compared to 5 or so years because it is in a great neighborhood and the building has a lot of potential to increase the rents even further while appealing to more than just local students as tenants. 

Not the most appealing visual... actually horrible. 

We are modernizing the property with materials that are tenant friendly, cheap and appealing as well.
