Usually the utility company has a budget billing program , advise the tenants that budget billing will spread the higher cost of winter heating over the course of the year

I may advise somewhat, pointing a seller in the right direction.

Not sure what else to advise at this point.

@Geoff Miller - If you plan to buy or sell on the MLS, I advise you to go ahead and become a Realtor.

Three times now, I have reached out for advise and ended up-the person on the other end of the phone just wanted me to sign up doing business with their help and they only need 1/2 of the profit from each sale to "help" me.
