My college degree was in physics and chemistry, but i did have a minor in economics, I understand the value of a dollar, and I can do my own taxes, lol.I enjoy playing poker in my spare time, and was semipro for a little while (semipro = didn't get rich) and still belong to a private group of many close friends and high stakes players.

I would never leave my wife to advance my career.There are a lot of investment techniques (double-closing, assignment of contract, bird-dogging, etc.) that allow you to get into investment without putting your money and credit at chance.

Your issue (as you have correctly identified) will be the lack of liquidity---rehab lenders don't advance the cost of repairs or provide the same to you at closing, but reimburse you after the actual repairs have been done.

All an investor needs is one or two tactics to make it out of the rat race.Now, having said that, I can understand someone wanting to take classes or see a guru to get specific and advanced knowledge to assist in fully optimizing a RE business.
