He manages rehabs and has done some pretty extensive ones.But - he basically wants me to be the finance guy and he manages the project .

Many landlords require renters insurance, and that they either be added to the policy or be additional interest, for the purposes of being notified when it is canceled. 

You could also put a false ad on Craigslist and see how much response you get.

It is now listed on ZILLOW as a 3 bdrm / 2 1/2 bath - this is considered a rare find because no properties have been sold on that block in a very long time. 

@Tom Gimer  wow they must have done very well for themselves through the crisis.with our foreclsoures averaging 300 to 500k per that would be 10 to 15k just in auction fee's  we pay 2,500 to 4,000 total.. and its added to opening bid.. no commish on top

What's the terms of your agreement; how many days do you have to assign your contract, what happens if you don't find an assignee, do you have a legal and air tight assignment agreement, are you legal (not acting as an agent), is there real consideration, how much and who is holding it consideration, do you have a built in extension in the event you don't close in time, do you have right of possession durning contract period, what showing arrangement do you have?

That way if you get a booking on one it blocks off the calendar on the other to prevent two different people on two different sites from booking same dates.

I'd try and get an extension with the seller.
