. #2) If you are banking on the fact that the listing agent is motivated by making double the money and stear the property to you.....that means you are operating under the assumption the agent is unethical and willing to do something illegal, ie stear their seller to a  worse offer so they can make more money.

Pick a type of property you can afford and think about making money through rent, the property's value going up, or both.

Seems like that LLC to limit your liability, because it was done improperly, actually created huge amounts of liability for you. 

If a room has their own bathroom, obviously that would not be part of the cleaner's responsibility as they would not be entering any of the private spaces.Renting by the room will get you more money, but will also require more work on your part as there will be personality clashes (do not get involved in those).

This one you are looking for a money partner for just the rehab costs or the whole property and rehab costs?

(Assuming fixed rate interest rate) in most the markets i work we are not seeing 100k price reductions.. my project in Oregon new builds I have actually raised prices over the last 18 months to all time highs.
