I've just finished a down to the studs renovation so it's a beautiful little home (more cozy and timeless than trendy/artsy), but doesn't have a pool or hot tub.I'm also finding short term rental insurance policies to be so expensive in this zip code, making it that much harder to profit on a short term rental.

Hello BiggerPockets community,I've been exploring the idea of investing in a Section 8 rental property in one of the Tier A-1 Full Coverage zip codes listed on the payment standards for my city.

its less opaque than you make it out to be. you need to find the payment schedule for your exact property (based on zip code and number of bedrooms), then back out the utilities, then ask for rent close to that. you dont *need* to include utilities in the rent, i usually put electric and gas on the tenant and cover water/sewer to prevent leins. listen to the BP podcasts with the guy from DC who is renting $700K homes to HCV voucher holders and keeping tenants for 20+ years

Pretty rough area as @Ryan Pyle stated.Go a zip code South to 43620 you will find the "Old West End"Some awesome looking character style homes but its too much of a nice market for my liking.Plus city has weird A$$ restrictions for renovations.Thanks and much success.

Find out where (generally speaking) the areas or zip codes are that are A,B,C,D and F neighborhoods.

I am looking for some recommendations for Property Management Companies in the Hattiesburg, Zip code 39401 area.

Sometimes they can give you the rent amount you can charge by number of bedrooms and zip code with utilities already factored out.

If I’m understanding your question correctly, section 8 raises or lowers the payment standards based on zip codes.

I am open to the zip codes that are allowed by the STR or even consider MTR.
