If crazy legislation was passed to make owning residential rental real estate not viable anymore, I would likely shift into a different type of real estate like self storage, industrial, retail, etc. that was not affected by weird, prohibitive laws.

Build a wall in the shop that lets the guests go into the shop but only to the access to the outside patio.Or I could simply let the shop tenant access the bathrooms and set up rules and let the guests walk through the shop.Last I could just not rent the shop and let guests park cars or campers or even RVs in it or possibly put up pool tales, ping pong tables, roller skate, etc. in it.One other idea is maybe just do storage of boats and RVs in the shop with no other uses.What ideas or suggestions do you have?

Otherwise, the walk through will be done as absentee; they need to leave all access devices on the kitchen counter along with their forwarding address.

The inside is about 8' wide so they would be placed width wise and have about 2' for storage at the end.

They think they want to do multifamily and then they talk to someone who is doing self storage, or they want to do fix and flips and then they find out about BRRR-ing.

We're converting a storage closet into a 3/4 bathroom and turning a sunroom and nook into 2 additional bedrooms.The appraiser says the extra bathroom will add value to the appraisal but he won't add value for the 2 new bedrooms because he compares houses of equal square footage and not by the number of bedrooms.Is this method the industry standard or do appraisers in other cities make adjustments for additional bedrooms?

It does need some work but is structurally sound with enough room for 200 storage units in a city that is severely undeserved.

For example in apartments you would say no storage in common areas, you might need to be a little more specific in a shared house.
