I have a deal under contract with fantastic numbers whereas if I can find a lender that lends based on ARV it would limit my out of pocket costs and give me the ability to go out and do more deals.

The equity and profit would all be split based on money put into the deal, so I would have 20% equity and would be entitled to 20% off the net profit.Here is my issue: both of them are pretty set on holding the property free and clear (10+ years) because their primary goal is solid cash flow and secondary income to their businesses which can be seasonal.

Truthfully, my sights are set more on eliminating my expenses and living more frugally in the next few years than they are set on becoming some sort of millionaire investor—but I think that if my first deals are successful, I can definitely see myself wanting to take on real estate as a serious career pursuit a little further down the road.
