USAA initially appeared to be helpful but second conversation w/ their adjuster they do not accepting liability.

I initially got mine just to have access to the MLS as an investor, but have also enjoyed helping my friends and family find their houses.  

Team member agents get to eat at my table, and with that gain the knowledge and experience via osmosis and training sessions, gaining their own expertise in time, and for myself I gain time leverage power, the ability to service more clients than I could alone as a factor of 1.

The initial plan would be to purchase a small multifamily home to house hack in a market where my partners & I could dive into fix and flip as well. 

I've heard of Cozy a few times during initial research but haven't had to look into it.

Initially, the back unit will be the Owners' home and the front unit will be a 5 bedroom 3.5 bath Air BnB or short term rental in compliance with City zoning for transient stay rentals.

I suggest setting some initial criteria, looking at census data, RE trends, and speaking with many people that have invested in the locations you are interested in.

It’s a great return on initial investment but there is opportunity costs now. - Vegas real estate market is hot.
