I am not educated on syndications so i cant speak on that but from the gist of it , i would like to make a 15-25% return and receive the tax benefits , and from what i understand syndication doesn't offer that . as far as partnerships , My dad a long time ago opened a business with a professor and it went well for a while but then he got screwed and i promised my self i wouldn't join a partner ship .  

This makes me think of people who let applicants do self showings using a lockbox.

Let’s say you earned 500k, but you had to reinvest 450k in the business and could only distribute 50k to your self, the lender cannot count 450k as your available cash or as your earning. 

Since it's in your immediate vicinity I would personally just self manage.

It still amounts to self-help eviction measures which all states (to my knowledge) prohibit. 

its a good number especially if you are not self managing.some do better of course and a lot depends on asset class..
