That said, I really think you should speak to your loan officer or mortgage broker first -- just doing something as simple as moving money between bank accounts shortly before closing can cause red flags.  

For example, if you expect a bid for "800 sf of 3.5" wide, 3/4", #1 solid red oak installed and site-finished with a Minwax stain and three coat of poly (labor and materials)," and the contractor hands you a bid for "hardwood in the living room and dining room" -- you're probably in trouble.

I personally love the red/blue color options.  

I am starting a 'small' project of my own in a 425 square foot space on my property. 

The added square footage and full bath will really turn this into a winner. 

Contact a fumigation company to quote on your square footage and show them the bid.

If you show someone they you are will to work and help them, they will square you away.

Get a few quotes and give them red carpet treatment.

Basically the red flag here is that the expenses are too high for the return?
