Thanks in advance for your responses and as alwaysHappy Hunting.Char There are still some decent areas where you can pick up a 3/1 in the $40k-$60k range, albeit closer to $60k than $40k.

I have been following the STR method and researching on it, and I wanted to pick everyone’s Brain on it. 

Say, let me just say take your pick, the AVAC market is flooded with great companies more than qualified to take own such small fry.

I guess if I had to pick one I would say no barrier to entry leads to many other problems. 

Pick an easy first deal dont buy a huge first project.

My two teens and I spent the night moving furniture to the street for bulk trash pick up, cleaning and emptying the house. 

Just pick them off Loopnet, so people can easily see the property details.  

Still, at the same time, they refuse to buy my condo, putting me in a very tough situation where I had to foreclose on the apartment to find out later that they picked up the property at the foreclosure court for pennies.

My advice, pick an area of real estate that is most interesting to you which aligns with your long term goals, and make a purchase in the next 90 days. 5 years is a long time to be thinking about investing.
