I have recently opened a property management company and I am 3 months in without a single client. 

The best property management experience I got was in doing maintenance on properties for a property management company and by doing my own properties, but in doing so I learned just how much I hated property management and preferred adjusting so to each his own.  

I got an email today from this company where their entire platform is built out around assumable loan data. 

Every employee at Amazon and many large tech companies are paid in a similar manner.

I brought up numerous times my concern for the rates going up and actually told him I would want to wait to get an investment property because I KNEW what Canada was in for.

Most insurance companies won’t insure it.

@Stacy Tsai along with meetups, there are numerous books on the subject in the BiggerPockets library and “Flip” by Keller Publishing.

The government is paying people and companies a premium to not invest.

Have an LLC or S Corp- Holding company w/own bank account.

I don't want to turn this into a rental for numerous reasons.If I don't do a 1031 how can I reinvest this money into more real estate without tax implications killing me.Any insight is appreciated.
