Another had purchased in a vacant area that turned and he literally made tens of millions once developers developed the entire town.

Tough sell for anyone with options.And again, that whole "growing cityscape with cool stuff" is literally across the street in many cases.Real estate values are not, fundamentally, about ethnic restaurants and chi-chi boutiques and cool coffeeshops and so on.  

Now, I've decided to jump in with my first post and would like a second opinion on a negotiation.I own a duplex literally around the block from the current target so my assumptions are based on experience from that building.  

I was funding 10 a month 2 years ago and it literally went to nothing.  

We literally got our first deal done without any credit or a penny out of our pockets.

I feel as if that money is literally going to nothing.

From a landlords perspective that can be your cash flow disappearing literally into thin air...it's common for rentals to include heat/HW for many reasons, some being tenants like it (maybe more important in high vacancy areas), let's you as the landlord sleep better on those bitter cold January nights, or with one heating system you may have little choice in the matter.  

(I am beating that point to the ground, its sort of what makes getting the total payoff so important)Anyway, having the Borrower/Seller obtain from his Mortgage Servicer the amounts due on the account is literally a phone call and an email away.  

For me, the license, literally gives me additional license to have my ear to the real estate ground, and to follow my passion.
