It is incumbent upon owners to continuously monitor the condition of their properties and addressing various safety issues as they arise:Loose railing, rotting steps Improper ventilation Inadequate fire suppression Electrical problems Sanitation/sewage problemsWater quality problems Pest infestations - wasp nests etc.If you have a claim and you are found by court to be grossly negligent, your insurance will deny the claim and you will be sued for everything you own.

Do a gas Rinnai monitor heater or a high efficiency minisplit (with AC) In the living room or kitchen then Electric baseboard in the bedrooms and bathroom for supporting heat.

If you don't think your teen can handle a credit card, there are other options available like prepaid cards or debit cards that are linked with checking accounts that can be monitored by the parents.

If it's a criminal enterprise, I'd say Door--behind--don't let it hit you in the....But follow legal procedures in your area.Look parents here's  a new MacBook, and a some size 6 ladies shoes, and $300 shaver, and a new Dell Monitor and Cat Back Muffler system for a Mustang etc, etc, etc... 

So we decided to refinance and do some home improvements; we have a huge lot and we're planning on doing some landscaping infrastructure type work.
