I "know" a lady who has three in an averaged sized house and the house/floors are pristine. 

That said, I am drawn to Anchorage for its setting - views of the Chugach, Sleeping Lady, the Alaska Range, Cook Inlet, Turnagain Arm, proximity to "the real Alaska", and recreational opportunities like Kincaid Park, Far North Bicentennial Park, and Chugach State Park - while having the amenities of a mid-size American city.

Office lady literally gave me the owners cell phone number.

If I were a gambling man, I would bet the son already has a record with the courts; and/or multiple unsupported children.

It's a gamble, but with SD's history I'm willing to take that gamble and invest in long term rentals that 15 years from now will provide me a huge equity and possibly some positive cash flow by that point due to higher rents.In the end, it all comes down to your own individual investments goals and risk aversion to REI.Food for thought...hope it helps.

Of course the crazy lady tried to sue me when insurance declined to pay her anything considering it was her fault.

It's like going on a date with a woman (or guy for the ladies) that's 30+ and expecting them not to be some level of crazy.
