Have a system in place for when these problems happen and be ready to execute!

I would like to get my real estate license after I move to Illinois so that I can get better acquainted with the system and potentially use that to my advantage if I buy in Illinois more than just the one house per PCS which has been my usual.

At first look it sounded very illegal..... but after thinking about it, sounds more like a loophole in the system to me.... not very ethical but not illegal if the owner is aware of the arrangement

Seemed to have the most bang for the buck...definitely some more robust systems out there but it gets the job done.

You can assume some percentage of them will have foundation problems, system problems, roof leaks, etc.- Significant title risks.

Would you recommend an online banking system or a a brick and mortar system??

Your realtor and lender should walk you through the process, but with an FHA loan you'll get a professional inspection and report on the condition of all of the systems of the house.

I was able to produce emails, text messages, signed agreements, and I had an experienced attorney who specializes in real estate contracts.I've been this route before so I understand the process and the system.

How long until the local government sets up a system where you are required to submit your vacancy to them and they assign a renter to your unit? 

My thinking was that if a system fails and causes damage to the property, your insurance policy could kick in and help with part of the repair and/or replacement.
