Hello Evelyn,This happens pretty often when running comps, especially if the area doesn't have a lot of sales volume or if the property type is rare for the area.Some of the things we do when it is difficult to find comparable sales are:- Expand your search up to 9 or 12 months back.- Include similar properties that have sold in neighboring areas in the last 3-6 months. - Include properties from your target market that have similar lot sizes but may have more or less bathrooms/bedrooms than the subject property.- If you haven't already done so, contact a local investor-friendly agent who can run comparable market analyses for you.
