I’m in the mag industrial fund and I would invest again… which I did in the mag Broadview in San Bernardino area by the college.

I agree that it is a lot of money up front, but if the norm for the area is first and last month's rent, remember that the tenants who are moving in won't have paid last month's rent to their current landlord (if they are from the same area). 

I think that most of the deals that pencil this way are going to be fought over by the local investors. 

You can't hold them accountable to the terms if they aren't on the lease.I would remove all of them from the rental and start fresh.

I will be in Cincinnati from 11/1-11/3 attending the REIAGC this year and would love to meet with any Real Estate professionals and investors while I am in town.

An option is to add someone else to the loan.

I’m curious if truss delivery is still taking a long time.I imagine the recent storms have set you back on your timeline, and wish you clear skies going forward.
