Since the property is on MLS, the owner's agent priced it based on comps so you need a black on white proof why your offer is lower.

Now with the carpets out and fresh paint on the walls (done after the pictures below were taken), it smells much better :)This is a picture from an MLS listing from 2010:  Here it is today, after my husband demo'd the wheelchair ramp:We're planning to paint the exterior trim Greek Vanilla (SW) and replace the shutters with black vinyl.

Business cycle/lack of skill on my part dunno.Lots of black space as you're getting started. 

Some folk go for dark (black) which can look striking but it screams "rental unit" in my book. 

But I also live in a landlord-friendly state where black/white issues like that are pretty straightforward and easy to deal with, in the courts.

Oh gosh please don’t   If I was ever wanting to sell if I got a text message from a buyer without prompting it would be a automatic black listed person or company.Some things aren’t worth it.   

If your horizon is 10 years or less then you might as well go to Vegas and bet on black because you could win or lose.

Once you can identify black mold, in particular, you can trace it to its source.

I want out of the rat race and I am tired of being the black sheep around many negative people in my environment.
