This was a half-finished subdivision from the late 80s with middle to upper-middle class homes - the residents had a lien against the former developer who went bankrupt and left the road in state of disrepair (never done the correct way)...so 10 years bankrupt...I bought it from the town for backtaxes and agreement to build new road.3.

I met with someone I am interviewing for a job that also owns real estate and he began a preliminary very cursory review of my portfolio and immediately stated that given the current market value of my portfolio and the number of “doors” that I had my CoC return really needed to be addressed before I considered purchasing any new properties because it was too low and my current level of cash flow needed to be looked at because he also felt that should be higher.

As long as you aren't too deep into the negatives, with the house hack you'd be living in a property at a very small initial investment (compared to 25%) down while having a reduced mortgage payment as you gain equity in the home, and in TX it'll be quite a bit more than most other states in the US.
