You appear young in your pic, why not sell and use the cash to buy and hold something that produces more cash flow. $50k would make a pretty significant 15% down payment on a bigger rental.

(still might be okay,, but I don't know), trustee is LLC, who's managing member is not a real/physical person, the sole managing member is a "fictitious name" yes fake person..the fictitious name is made to appear, like a normal (although a bit foreign sounding) nameThe successor to the "fake" trustee is no other than the realtors/agent's husband (had to do some cyber digging to find this)and finally an assignment of beneficial interest in the land trust is to be signed by sellers to trustee LLC, whos managing member is this "fake trustee", which fictitious name is registered to the husband of the agentIn my perspective, the listing agent/broker never presented the better offer (i have proof there was a cash better offer),and consequently will end up owning this property......Thoughts ...comments...educate me please...

A re-facing company might be able to put a veneer on the ends.I have also seen door panels used to cover ends to make the ends appear more decorative.

For reference, over the past dozen or so sales I've done to FHA buyers, I've noticed the appraisers are happy to go back to near 12 months and out to about 1.5 miles to find non-foreclosure comps.Certainly, they prefer comps that are newer and closer, but they appear to be loosening up their standards in the face of the current market.At least that's been my experience over the past several months...

So it appears the costs is not too far off but the yearly contract should not be required.So the big question is do you just use these people during the summers months when the grass is growing and not use anyone for the winter months??

- one heat-pump is older than I thought, 20+ years, and isn't blowing any cool air, backup electrical heat didn't appear to work either (no gas furnace at this place).
