The only thing you can do to speed up the process is to have the notice of termination served on the tenant a month before you want them out.

I have to agree with @John Chapman and @Mitch VanDeveer I have been an insurance adjuster for many years and as stated by others there are tell tale signs that the property has or at least had a water issue.

Your rate is very good but your terms could be better as you could go with a higher rate that adjusts every 5 years but get a 10 year balloon note and a 25 year maturity or even some will do no balloon note 5 year adjust on a 25 year amortization.

I had an auto accident about a year and a half ago that was my fault and my insurance adjuster just contacted me telling me the other driver has an attorney and is calming injures.Time for me to talk to an attorney and see what I can do you protect my assets before a case is actually filed.

I approach it like an appraisal, take the subject house, find the best 5 comps, and adjust the values up/down based on SF, rooms, acreage, etc... use that to give me an average of what it should sell for.

So for those folks who are interested in utilizing the first lien heloc strategy to speed up the mortgage acceleration process this can be that option if you dont own a primary residence.Previously the AIO loan, a first lien position line of credit, was only available for primary homes and second homes.Here are some interesting facets about the product that make it different than HELOC's:- interest is calculated daily based on the balance that is left over at 12AM- The AIO loan comes with a checking account that moves over any cash in this account against your loan balance at 12am each day which is where it gets its name as a sweep account.
