There's also tax lien investing but that requires more paperwork and emotional labor, but you're getting interest in the 20-25% range with the potential to acquire a home at below foreclosure prices.

What is dangerous is to drift into the hype and make emotional decisions based on the market behavior rather than what your numbers are saying.

"Analysis paralysis" is an emotional response (fear) to information.

For example, my understanding is that you could go get a database of recently divorced single women and go try to buy their houses for way under market while they are in emotional distress.

You're looking at this emotionally thinking that if you "cut and run" you gave up. 

Tapping or swiping a card (especially a credit card) is too convenient and is much less likely to trigger an emotional response during a purchase.

Only advise I would say to you with your market on fire is stay patient, dont get emotional and stay with in your investing strategie.

@Anthony LoiodiceIt's great to hear you were able to get your first rental property, first one is usually tough emotionally. 

I hope they may be at some point because I like the idea of reducing or eliminating a personal bill but it has to make not only emotional sense but financial as well.
