Once we started construction, we ran into several major problems including a steam pipe running through a kitchen wall that we were planning to open up, a huge leak inside a couple of walls that required the replacing of a whole exterior wall, damaged subfloors, major termite damage that resulted in a replacement of the sill plate in the master bedroom, needing to upgrade full electrical service (and split it into two separate panels) and a corroded water line that required emergency replacement all the way to the street in the middle of winter during record setting cold temps and a snow storm.

The property needs a new roof, two ceilings have severe water damage and there is some mold.  

I know other areas that nearly all tenants come from the MLS listing so if you don't hire an agent to put the property in the MLS then your renter pool is much smaller.

A bank would only sell you a pool (group) of mortgage notes.

The most major appliance it has saved me from was a new water heater.

CAPEX really depends on building, but I find 1%-2% value annually is reasonable if I plan on maintaining things in good order over the long run.Also, most MFR share one water meter, so find out if rent includes water.  

Starting over in NC and feel like a fish out of water and more than a tab bit overwhelmed. 

Could be a water leak in the basement; a blown down section of fence; a water leak under the sink, etc. 

I'm curious if any note investors have spent the time cultivating relationships with financial planners or advisers in order to gain access to their pool of clients?

It is water proof and works great on mildly uneven sub-flooring.
