Who or how am I going to pay for the damages when she moves out and the carpet, pad and floorboards need to be replaced because it is soaked with cat urine?

Is that really worth arguing damaging your relationship with your tenant over? 

Would you be comfortable if your property would be used for marijuana trafficking or if it would had damages for $1K (more than Sec dep?)?

Hey BP community,I'm a first time homebuyer that wants to make my first home a rental down the road and I'm evaluating a property in Hurst that I have an opportunity to jump on pre-market.Here are the details on the house:1316 Redbud dr. 3bd/2bath1910sqft, 10+ year old AC/Heat system 4 yr old roofold water heaterThe house needs new floors in all bedrooms and the kitchen needs updating.Enclosed rear porch.The comps in the immediate area, based on my rookie evaluation came out around 220k and they want 230k for the house as-is with a lease back option for a couple months to accommodate my upcoming wedding.

The home has fire damage so it has been gutted will need new wiring all throughout.

A bad tenant can cause you $100,000+ of damage and no amount of security deposit can save you from that.

We are in our due diligence period now and one of the biggest issues we found during the home inspection was more roof damage than we originally thought.

Didn't negotiate because property came with hurricane damage which I felt was appropriately priced into the asking price.

The existing rental agreement specifies that the tenant is responsible for all their own utility usage bills (I pay water for the building, as is typical).
