I put an offer on a property.

Does anyone know of any organizations/charities that offer rental assistance in Montgomery County, Maryland?

Example belowwe found a house for 900 a month rent Asking price was 59900. taxes 1400, insurance 800, renovation budget 25k mostly cosmetic and minor fixeswe went into it expecting a 15% return on our cash out  that gave us a expected cash out loan around 75k to get our 1.4 dscr   When we plugged our numbers  we could go over 47k on our offer to make the deal work  we offered 43 and got counter 47,5  we took the deal assume a slightly lower 1.38 dscrthe key is to scale and be selective on tenants AND not allowing pets (you can offer them but suggest crazy fees to cover yourself)  500 pet fee, 25 a month per pet etc.  

Social media and online marketing - we signed up with our web developer for a service she began offering early last year where you pay a monthly fee for continuous SEO, including updates on social media, etc.  

Just because someone offers 6% monthly fee does not mean it might not come from somewhere else. 

So I had to look at it as kind of walking into a ready-made business in a sense and the challenge is more so getting a steady stream of bookings after the builder/renter is out.

I am looking for someone who can provide an expert assessment of the property's condition, outline the necessary repairs and upgrades, and offer reliable estimates for the rehabilitation costs.Any guidance or referrals you can provide would be immensely appreciated.

I'd recommend offering something such as being a bird-dog, or something with value.

The seller is walking away with 10k of their original 80k investment (assuming 20% of 400k)?
